Good news – for the first time in 2013, all of our market indicators were up for these two weeks vs. the same two weeks last year. Our number of sold properties was greater – 3 in 2013 and 2 in 2012 – and our market volume was higher too – $2,922,000 in 2013 and $1,694,025 in 2012. The price figures were also higher. The median price was $1,005,000 in 2013 vs. $874,013 in 2012, and the average sale price was $974,000 in 2013 vs. $847,013 in 2012. It should be noted that the three properties that sold during the first two weeks of February 2013 had all been on the market previously. And so the reported average days on market of 111 days is not a true reflection of the days on market for these properties; the true figure is 428 days – almost 3.9 times the noted amount.
When we look at our year-to-date sales (through February 15), we see the recent trend in our 2013 vs. 2012 numbers repeat itself once again. Our number of sold properties (14 in 2013 vs. 11 in 2012) and total market volume ($18,895,247 in 2013 vs. $16,676,025 in 2012) were up, but our average sale price ($1,349,661 in 2013 vs. $1,516,002 in 2012) and median price ($1,083,500 in 2013 vs. $1,300,000 in 2012) were down. It will be interesting to see what the rest of the month brings.
There weren’t any land sales in the first two weeks of February 2013.
